Bernal Heights home values

For a single house, the most reliable value is a comparable-sales analysis done for that address. For the neighborhood as a whole, the median sale price of closed single-family sales, read alongside price per square foot and sale-to-list ratio, is a better guide than automated estimates, which struggle with Bernal’s unpermitted space, steep lots, and wide range of condition.

What each report includes

  • Active, new, pending, and closed single-family sales
  • Median and average sale price
  • Median price per square foot
  • Median days on market and sale-to-list ratio
  • Months of inventory
  • Sales by price band, with month-over-month and year-over-year changes

Methodology

  • Source: SFARMLS closed and active listing data, exported by Thomas on the date shown. MLS data is deemed reliable but not guaranteed.
  • Geography: the MLS “Bernal Heights” neighborhood designation. ZIP code 94110 is not used because it combines Bernal Heights with much of the Mission District.
  • Property type: Single Family Residence only. Condominiums, TICs, and 2–4 unit properties are excluded because they would distort single-family figures.
  • Period: calendar month by close date, plus a trailing three-month view, because monthly Bernal single-family sale counts are small and a single unusual sale can move a monthly median.
  • Exclusions: off-MLS sales, and sales with obviously erroneous data, are not included; any exclusion is noted.
  • Changes: MoM compares with the prior month; YoY compares with the same month a year earlier, using the same filters.

Other public sources

Third-party sites publish Bernal Heights figures using different definitions (often all property types, or modeled values). They can be useful context, but numbers will not match this report.
