- Every statistic carries four labels: source, date pulled, geography, and methodology.
- No fabricated or estimated MLS figures. If data hasn’t been pulled, the cell stays empty.
- Single-family homes only, reported separately from condos, TICs, and multi-unit properties.
- Geography by MLS neighborhood or incorporated city, never by ZIP code alone.
- Median first, with average shown alongside; monthly figures paired with trailing three-month figures.
- Opinion is labeled. Observations are clearly marked as Thomas’s interpretation.
- Corrections: if a published figure is revised, the change and the date are noted on the report.
San Francisco single-family report
Citywide single-family figures for the City and County of San Francisco from the San Francisco Association of REALTORS® MLS, with district-level views. The first monthly report will be published after the initial data pull.
- Active, new, pending, and closed single-family sales
- Median and average sale price
- Median price per square foot
- Median days on market and sale-to-list ratio
- Months of inventory
- Sales by price band, with month-over-month and year-over-year changes
Peninsula single-family report
Single-family figures for the three Peninsula cities where Thomas works (Burlingame, San Mateo, and Millbrae) from MLSListings, by incorporated city limits. The first monthly report will be published after the initial data pull.
Publishing schedule
- By the 5th business day of each month: export prior-month data from each MLS using the saved filters.
- Check: remove duplicates and obvious data errors; note any exclusion.
- Publish: update tables, the “last updated” date, and
dateModifiedin the page’s structured data; add observations. - Archive: keep each month’s figures so year-over-year comparisons remain verifiable.
